Abstract

Purpose. The purpose of this article is to analyze the transformation of business models in the construction sector under the influence of digitalization and to identify methods for integrating digital technologies to optimize processes, reduce costs, and ensure sustainable development in the industry.

         Methods. The study employs a systematic approach to examine the relationship between digital technologies and business processes. The research relies on the analysis of academic publications, empirical data, and statistical indicators to explore the effects of key technologies on the organization of construction activities and the structure of business models.

         Results. The article examines key digital technologies shaping the transformation of business models in the construction sector, including BIM, 5D BIM, CIM, cloud platforms, automation, robotics, and lean construction. The findings highlight that BIM serves as the core technology driving digitalization by integrating data across all stages of a project’s lifecycle. The 5D BIM technology combines construction schedules with financial parameters, enhancing accuracy and reducing risks in planning. CIM provides opportunities for detailed urban modeling, integrating city infrastructure and fostering collaboration among project stakeholders. Cloud platforms facilitate flexible project management in real-time, while automation and robotics significantly increase productivity and lower costs. Lean construction optimizes resource usage and enhances client-oriented approaches. The impact of these technologies on business models is systematically presented in the table included in the article.

         Conclusions. Digitalization significantly transforms traditional approaches to organizing business models in the construction sector, opening new markets, optimizing processes, and promoting sustainability. The study results can be utilized to develop strategies for adapting enterprises to the conditions of the digital economy and achieving sustainable development goals. The conclusions underline the importance of implementing integrated digital technologies to enhance the competitiveness of construction enterprises.
